|An inspection is a
third-party evaluation of the accessible structure and mechanical systems of a house, from
the roof to the foundation. The standard home inspector's report will include an
evaluation of the condition of the home's heating and cooling system, interior plumbing
and electrical systems; the roof, attic, visible insulation; walls, ceilings, floors,
windows and doors; the foundation, basement, and visible structure. Hire a professional
home inspector. Not just a local builder or electrician. Get a report on the condition of
the home and the systems in it. If there are problems they should be repaired
Real Estate Agents are not permitted to receive kick backs by referring service companies to their clients. They may supply at least 3 companies in any service category for a client to choose from.
Or the client is free to search and choose from any other sources
Ask the inspector if he is certified to also examine the roof and to determine the amount of life remaining...this will save you money on home insurance.
Also in the Florida Real Estate Contract for Purchase is a paragraph
on WDO...meaning Wood Destroying Organisms...Termite, Carpenter Ants, etc. Contact a professional pest control company that offers this inspection and remedial service.
There is a paragraph on Mold and water intrusion. Make sure the inspector gives a report.
For real estate built before 1978. You will need a lead based paint inspection in the report
Radon is also in the contract and a specialist will be needed unless it is waived.
