1- Our Team will continually search the Tampa Bay MLS database and other sources for all properties that meet
your criteria and relay them to you for review. We'll arrange for private showings of properties with you. You'll notify
us of any other properties that you locate that might meet your criteria, *including for sale by owners and pre-construction properties. If you have contact with a Seller or other Agents- you agree not to reveal any information that could hinder any future negotiations. You will notify them you have a Buyer's Broker representing you. You will refer to us any questions they you feel are intrusive, such as your motivation, finances or other exploratory avenues. Even though we work as a Team, you lead Agent and personal contact is noted below.

2- You'll be consulted in strict confidence on all strategies, such as Comparable marketing pricing analysis, financing terms, closing costs, possession date and other negotiable items. You will be advised of the best negotiating avenues. We will prepare and present all offers you desire to make. We will recommend professional services such as; licesnsed property inspectors, home warranties, title companies, appraisals, etc.

3- Buyer understands that even though Broker is compensated by a seller, such compensation does not compromise the loyalty and duties to you. Your sole obligation is to make any real estate Purchase Offer through Charles Rutenberg Realty, Inc. However, you are not obligated to buy any real estate.

4- Our Team does not take listings, except when a buyer must first sell a property. Before a buyer wants to make an offer, specifically on a Charles Rutenberg Realty Listing, they're advised of our duties as a Transaction Broker.
